How have you been burned AS A LANDLORD when leasing out a commercial building?

I want to learn from others, as we have a commercial building that we are leasing out for the first time, and am curious what you, as a landlord, did wrong and how you would do it differently.
Yes, we are using a real estate attorney, but we want to be informed based on others experiences.

if a person is 1/2 smart, it is not possible to be burned by a tenant.
too many LLs hire a PM who does not collect rent or make repairs and does not inform the
owner of those things and in time, the owner loses the bldg. That is the Lax owner’s fault.
visit the tenant’s unit monthly for maintenance reviews.
do not wait for rent………if late prepare "pay or quit documents."
